Note that there is a separate cash reserve for the COA. The COA is controlled by a board comprised of condo owners. HOA fees at Lawson Rock pay for the beach maintenance of the 2,600 feet of beach, dock maintenance, common area water and power, security, the unbuilt home sites grounds upkeep, common area grounds upkeep, cleaning and maintenance of the three pools, road maintenance, the well and water distribution system and the exercise room. All the lots have power and water to them. There is an HOA board comprised of owners at Lawson Rock. COA fees per year are $2,273.75 and HOA fees are $4,694 per year, which totals $6,967.75. The only additional costs would be for power, water and property taxes.
